BREEAM Compliant Fire-Rated Office Enclosures

Background

Parkway MK were seeking a fire-rated installation subcontractor for three distribution warehouses at Suffolk Park, totalling 285,000 ft² of floor space. The occupiers included a global delivery company, a household appliances manufacturer, and a local brewery that each required compliant, high-performance office enclosures.

Process

Following tender submissions for all three units, Stancold were selected to deliver office enclosures fire-rated for up to 60 minutes.

As well as delivering the office enclosures, we were also tasked with ensuring they achieved U-Values of 0.27 and a 34 dB noise reduction, contributing directly to the BREEAM ‘Excellent’ ratings targeted for each build.

The main project challenges included:

• Coordinating fire-rated office enclosures across three separate distribution warehouses totalling 285,000 ft² of floor space
• Meeting stringent thermal and acoustic performance standards to support BREEAM ‘Excellent’ certification
• Coordinating phased installations across 18 weeks alongside multiple third-party contractors

Project Delivery

Our team spent 18 weeks across the three sites, successfully installing 2,000m² of fire-rated office enclosures. Stancold’s experience with large-scale main contractor projects proved essential in facilitating the phased nature of the builds, coordinating site visits seamlessly with third-party contractors and ensuring each unit progressed on programme.

The completed enclosures achieved the specified 60-minute fire rating, U-Values of 0.27, and 34 dB noise reduction, playing a key role in securing BREEAM ‘Excellent’ ratings for all three distribution warehouses.
